October 2026 edition

Lane County Market Snapshot

Every month I sit down with the numbers and share a fresh, honest look at the Lane County market. This is the October 2026 edition: what closed, how long homes took to sell, and what it means for buyers and sellers in Springfield, Eugene, and the towns around them. No hype, no spin.

Here's what matters: the county-wide number is never the whole story. This month I break the market down into the places you are actually looking, including rural acreage. Same data, clearer picture.

Latest update ยท October 2026

The October read: rates up, prices flat, patience rewarded.

Here is the honest version. Prices in Lane County are roughly flat to slightly down from a year ago. Inventory is up again, but not enough to shift the balance. Well-priced homes still sell within about three weeks. And mortgage rates have climbed to a one-year high, which is changing the math for buyers more than the prices are. That is not a crash and it is not a boom. It is a market that rewards people who price, time, and negotiate carefully.

Lane County median price

$466,000

Where the median sat in July 2026, down 1.3% from a year earlier. RMLS data via Lookout Eugene-Springfield.

Eugene median price

~$499K

Down 2.2% year over year, with homes going under contract in about 16 days on average. Redfin, three months ending August 2026.

Springfield median price

$437,000

Up 1.0% year over year, with homes selling in roughly 18 days on average. Redfin, data through August 2026.

Months of supply

2.9

Countywide in July 2026, up from 2.8 in June. Springfield sits tighter at 1.9 months and Eugene at 2.3. A balanced market is closer to 5 to 6 months.

Four trends worth your attention.

Month-over-month noise is not a trend. These four are. They are the ones I am watching as we head into fall.

  • Inventory keeps rising, slowly.

Active listings sat near 1,026 in August 2026, and total listings are up roughly 23% from two years ago. More choice for buyers, but sales are keeping pace, so the market still leans toward sellers.

  • Well-priced homes still move fast.

Average days on market run about 18 across Lane County, 16 in Eugene and 18 in Springfield. Homes that price honestly sell within about three weeks. Overpriced homes are the ones that sit.

  • Rates are the story this month.

The 30-year fixed mortgage climbed from 6.71% in early September to 7.28% by October 1, a one-year high. It does not change the market's direction, but it changes the monthly math for buyers, and it is pushing sellers to price more carefully.

  • Acreage runs on a different clock.

Rural land listings in Lane County carry an average of about 203 days on market, with roughly 86 active parcels. Rural buyers have room to negotiate, provided they understand wells, septic, zoning, and water rights first.

Why I bring you the numbers

Let's be clear: I will not cheerlead the market.

The most useful thing I can give you is the truth about what is happening, even when it is not what you hoped to hear. If inventory is rising and days on market are stretching, I will say so, because a plan built on honest numbers is the only kind that works.

The real question is never just what homes sold for. It is what those numbers mean for your timeline, your equity, and your next move. That is the part I help you answer.

“It was the best recommendation ever. Amanda went above and beyond for us, fighting to get us sold, as it wasn't an easy sale. She is a very knowledgeable realtor, she knows her job well.”
